Cotswold Homekeepers was created with a simple aim: to offer second homeowners a truly personal, flexible and straightforward service. Unlike larger companies with rotating staff or call centres, you always deal directly with us, giving you one consistent point of contact who knows your home inside out. We’re local, reliable and dedicated to providing a level of care and responsiveness that other services simply don’t. Our goal is to give you complete peace of mind, knowing your home is in safe, familiar hands.

I’m James, the face behind Cotswold Homekeepers. At my core, I’m a friendly character with a calm, steady approach. I believe in keeping things simple, no frills, no fuss, just doing what I say I’ll do. My clients know they can rely on me to be there when needed, a safe and dependable pair of hands for their property.

Living in Cheltenham, I’m perfectly placed to reach all corners of the Cotswolds quickly. Whether it’s a routine check-in, a last-minute call, or preparing your home for your arrival, I take pride in providing peace of mind while you’re away.

When I’m not looking after homes, you’ll usually find me out enjoying the Cotswolds, walking with my partner and our dog, visiting one of the many fantastic local pubs, or soaking up the atmosphere at events like the Cotswold Olimpicks or Cheltenham’s famous festivals. Being part of this community is important to me, and I love everything the area has to offer.

  • We cover much of the Cotswolds and surrounding area. If your property is slightly outside the area, just get in touch, we’re always happy to see if we can help.

  • As often as you’d like. Some clients prefer weekly checks, others monthly, and some only need us when they’re away. We’ll agree a schedule that suits you and adapt it throughout the year as your needs change.

  • You’ll always deal directly with us. There’s no call centre or changing staff, just one consistent point of contact who knows your home, routines and preferences inside out.

  • Security is at the heart of everything we do. We carry out thorough checks, make sure all entry points are secure, monitor alarms or cameras if required, and immediately flag anything that looks unusual. Because we’re local and hands-on, we can respond quickly to concerns, weather issues or unexpected situations. Your home is treated with the same level of care and caution as if it were our own.

  • Your keys are securely stored, coded, and kept separate from any identifying property information. Only we have access to them, and they are never labelled with your address. We also generally recommend installing a police and insurance approved key safe at your property. These safes provide a secure, discreet way to access your home without carrying keys, make emergency visits faster, and allow trusted trades or cleaners to enter safely when needed. Whether we hold the keys or manage them through a key safe, key security is something we take extremely seriously.

  • Most homeowners don’t need any additional insurance. Our services fit easily within standard second-home or holiday-home policies. We’re happy to work within any requirements your insurer may have, such as regular checks or documented reports. If you’re unsure, we can help you understand what your insurer expects so everything stays compliant and you’re fully covered.

  • A check-in is a full walkthrough of your property, inside and out, to make sure everything is safe, secure and exactly as it should be. We look for signs of leaks, damp or damage, check doors and windows, test alarms, monitor heating and utilities, and ensure appliances, lighting and systems are working properly. We also gather mail, take photos if needed and send you a quick update so you know your home is in good order. Each check-in can be tailored to your property and any specific concerns you may have.

  • Yes. Whether it’s a leak, a power outage, storm damage or something that “just doesn’t feel right,” we’re on hand to check in, manage the situation and keep you updated. Our goal is to handle problems quickly and quietly so you don’t have to worry.
